What Documents Do I Need for a Mortgage Application?

This decision can affect both approval and the cost of the mortgage for years. Organizing documents early is one of the easiest ways to make a mortgage approval smoother, especially when a purchase agreement includes a short financing condition.

What changes the outcome

Here is what matters most:

  • Income documents may include recent pay stubs, employment letters, T4s and tax documents depending on how you are paid.
  • Down-payment verification commonly requires bank or investment statements showing the source and history of funds.
  • Lenders may request identification proof of existing debts and details about any properties you already own.
  • After an offer is accepted, the purchase agreement and property listing become part of the file, and an appraisal may be required.

Send complete, readable documents and explain unusual deposits or employment changes before the lender has to ask.
